Our Housing Standards

Our housing standards help create a safe, clean, and comfortable living environment for everyone. As a tenant, you play a key role by following essential rules on fire safety, waste disposal, security, and shared services.

  • At Housing Condito, we want to ensure you have a comfortable and enjoyable stay. To make this possible, please follow these important guidelines:

    💰 Bills & Financial Responsibilities

    • Transfer utility bills (electricity, gas, water, garbage) to your name within 5 working days of signing the contract.

    • Ensure all bills are paid before you move out.

    🔥 Heating System Maintenance

    • Schedule an annual furnace inspection with a technician to keep it in good condition.

    • If your boiler is not shared with other tenants, you are responsible for its inspection and optimal maintenance.

    • Regular maintenance helps avoid breakdowns and keeps your home warm and comfortable!

    🗑 Waste & Sanitation Management

    • Order a waste collection calendar and follow the proper sorting rules. Failing to do so may result in a fine.

    • Blocked sinks, faucets, toilets, and pipes? Report them to the manager for repair.

    🐭 Pest Control

    • You are responsible for managing rodent control (mice & rats) in the property.

    🧹 Cleanliness & Maintenance

    • Keep the property clean and tidy—neglecting this may result in penalties.

    🤫 Respect for Others

    • Maintain quiet hours from 10:00 PM to 7:00 AM to ensure a peaceful environment.

    • Always close the main entrance securely.

    • Do not block the driveway.

    • Close windows during bad weather and when leaving the house.

    • Report property damage immediately.

    • Ask permission before inviting guests—consult Housing Condito first.

    • Clean up after yourself in the bathroom and shared spaces.

    • Keep common areas clutter-free—do not leave personal belongings there.

    • Sort waste properly and put it out for collection as per the calendar.

    • No smoking inside the building.

    • No noise after 10:00 PM.

    • Be respectful to your roommates and neighbors.

    Non-compliance with these rules may lead to serious consequences, including termination of your stay.

  • Your safety is our top priority! Please follow these essential fire safety rules to protect yourself and others in the building.

    🚨 1. Smoke Detectors & Alarm Systems

    • Do NOT remove, disable, or take out the batteries from smoke detectors.

    • If you notice damage to a smoke detector, report it to the property manager immediately.

    🔥 2. Fire Prevention Rules

    Smoking inside the building is strictly prohibited.
    Do not use high-voltage heating devices (e.g., electric stoves, industrial heaters).
    Avoid overloading electrical outlets or using multiple extension cords.

    ⚠ 3. Emergency action If you see smoke or fire:

    • Turn off the electrical power (unplug devices if safe to do so).

    • Evacuate immediately and call the fire department at 112.

    • Do NOT try to extinguish the fire yourself if it is dangerous.

    🚪 4. Evacuation Procedures

    • Leave the building immediately when a fire alarm sounds—do not take personal belongings.

    • Do NOT use the elevator—always use the stairs.

    🔒 5. Maintaining Safety

    • Keep windows and doors closed to prevent fire from spreading.

    • Warn roommates and neighbors if possible.

    🛠 6. Tenant Responsibilities

    • Regularly check electrical equipment and report any issues to the manager.

    • Keep the property clean to reduce fire hazards from flammable materials.

    Failure to follow these rules may put lives at risk and result in immediate eviction. Stay safe and alert!

  • Keeping our community clean and sustainable is a shared responsibility! Follow these guidelines to properly dispose of waste.

    1️⃣ Separation of Waste

    🔹PMD (Plastic, Metal & Beverage Cartons)

    • Place plastic packaging, metal cans, and beverage cartons in the PMD bin provided by the municipality.

    • Ensure all items are clean and empty before disposal.

    🔹Restafval (Residual Waste)

    • Dispose of non-recyclable waste (items that cannot be recycled or composted) in the residual waste bin.

    🔹Oud Papier (Paper & Cardboard)

    • Recycle paper and cardboard in the appropriate bin or tie them together for collection on designated days.

    🔹 Kerstbomen (Christmas Trees)

    • Follow the municipal collection schedule or take them to designated collection points after the holiday season.

    🔹Snoeiafval (Pruning Waste)

    • Dispose of garden pruning waste separately according to municipal guidelines. You may need to bundle branches or arrange for special collection.

    2️⃣ Use of Waste Bins

    • Always use the correct bins provided by the municipality for each waste category.

    • Bins may be color-coded or labeled for easy identification.

    3️⃣ Collection Schedule

    • Waste collection days vary by neighborhood.

    • Check the official website of the Municipality of Sittard or the waste management authority for your specific schedule.

    4️⃣ Proper Packaging

    • Use the appropriate containers or bags for each waste type.

    • Ensure recyclables are clean and dry to prevent contamination.

    5️⃣ Placement of Bins

    • Set out bins or bags at the designated collection point outside your property.

    • Follow placement guidelines to avoid obstructing sidewalks or streets.

    6️⃣ Timing

    • Place your waste out for collection before the scheduled time on the designated day(s).

    • Remove bins promptly after collection to maintain cleanliness.

    7️⃣ Recycling Centers

    • Dispose of special waste like electronics, batteries, or hazardous materials at designated recycling centers.

    • Check the municipality’s website for locations and opening hours.

  • 🔒 Safety and Security

    • Do not take or use someone else's property without permission.

    • Do not copy keys or identity documents without authorization.

    • Do not damage property or stay beyond the agreed rental period.

    • Avoid any form of threats, blackmail, or undue pressure on other tenants or property owners.

    🛡️ Fraud and Scam Prevention

    • Conduct all transactions through Housing Condito’s secure payment system.

    • Do not engage in fraud, such as off-platform payments, money laundering, or credit card fraud.

    • Do not redirect users to external websites or promote unrelated products.

    • Avoid making false claims or accusations against other community members.

    🔏 Privacy and Intellectual Property

    • Respect the privacy of other tenants and property owners.

    • Hidden cameras are strictly prohibited, especially in bathrooms or sleeping areas.

    • Do not access others' accounts or violate privacy, copyright, or trademark rights.

    ⚖️ Justice and Respect

    • Discrimination or hate speech based on race, gender, religion, sexual orientation, disability, or serious illness is strictly prohibited.

    • Harassment, intimidation, or using personal information to blackmail or defame others is not allowed.

    • Respect shared spaces and avoid disturbing neighbors with disruptive or disrespectful behavior.

    ✅ Authenticity and Transparency

    • Do not provide false information about your identity, date of birth, or use of the rental space.

    • Do not use properties for commercial purposes without the owner’s permission.

    • Parties and events are prohibited without explicit approval.

    • Do not create fake accounts or duplicate profiles.

    • Ensure accurate and honest representation of properties, including their availability and conditions.

    Following these rules ensures a harmonious community and a safe, trustworthy rental experience for everyone. 

  • ✅ Insurance Company Contact – €20.00
    According to your rental contract, you are required to have insurance. This protects you in case you accidentally damage a neighbor’s property, for example. While the landlord also insures the property, the law states that since they do not live there, certain responsibilities fall on the tenant. If you are unsure where to get the right insurance, need expert advice, or are looking for coverage for your business, car, or personal belongings, we can connect you with a trusted insurance company for a one-time fee.

    🔑 Additional Property Key – €50.00
    Each rental property comes with two sets of keys—one for the tenant and one kept by us for security reasons. If you need an extra set, let us know! We can create a duplicate for you using our backup key.

    🏛️ Registration Appointment with Gemeente – €20.00
    If you have signed your contract but don’t know how to schedule your registration appointment or where to go, we can assist you! If you do not speak English or Dutch, we will book your appointment at the appropriate municipal office based on availability. If you need additional assistance beyond scheduling, just ask—we’re here to help.

    🧹 Cleaning Service – from €70.00
    No time to clean your home? Our trusted cleaners are ready to take care of everything! Whether it’s ironing, window washing, or routine house cleaning, they will do the job efficiently. Of course, you are free to hire an external cleaning service, but make sure you trust who you allow into your home and that they will handle your space with care.

Navigate to Tenant's Portal

Our tenant portal is your go-to tool for managing everything related to your rental. Easily access your lease details, submit maintenance requests, check your invoices, and stay updated with important announcements—all in one place!

  • Open the email you received from us and click the link inside. This will take you to our Tenants Portal, where you can set up your password.

     

    Choose a strong password that is unique and not easily guessed. Once your password is created, go to the Login page and sign in using the same email you provided during registration (this is your username).

    For security reasons, never share your login details with anyone. Keep your password safe and consider using a password manager to store it securely.

     

    If you ever forget your password, you can reset it using the ‘Forgot Password’ option on the login page.

  • Add the Tenant's Portal shortcut to your mobile home screen for quick and easy access with just a tap!

    For iPhone (iOS):

    1. Open Safari on your iPhone.

    2. Go to the website you want to add to your home screen.

    3. Tap the Share icon (the square with an upward arrow) at the bottom of the screen.

    4. Scroll down and tap Add to Home Screen.

    5. Choose a name for the shortcut (it will be the name that appears on your home screen).

    6. Tap Add in the top-right corner.
